Maintenance Technician
POSITION SUMMARY:
The Maintenance Technician supports the day-to-day maintenance and upkeep of Everabode Property Management’s manufactured housing communities. This role focuses on completing routine repairs, responding to service requests, assisting with home readiness, and helping maintain clean, safe, and well-presented communities. This position is ideal for a hands-on team member who takes pride in quality work and resident service.
KEY RESPONSIBILITIES:
Maintenance & Repairs
- Perform general maintenance and repair tasks, including basic plumbing, electrical, carpentry, painting, and appliance repair.
- Respond to routine maintenance service requests in a timely and professional manner.
- Diagnose and repair water heaters, faucets, toilets, drain lines, and supply lines.
- Perform basic HVAC support, including filter changes, condensate line clearing, and thermostat checks. Refrigerant work is performed only by properly certified personnel.
- Repair or replace doors, windows, locks, flooring, drywall, and trim.
Manufactured Home & Site Systems
- Repair and replace home skirting, vents, steps, handrails, and exterior components.
- Inspect home leveling, piers, tie-downs, and anchors, and report homes that need professional releveling.
- Maintain freeze protection on water lines, including heat tape, insulation, and seasonal shutoffs, and respond to frozen or broken lines.
- Locate and operate water, gas or propane, and electrical shutoffs for individual home sites and common systems.
- Maintain and monitor community utility systems where present, including water and sewer connections, well and septic systems, lift stations, and utility meter reads.
- Prepare the community for winter and severe weather, and respond to storm damage, downed limbs, and flooding.
Home Readiness & Preventative Maintenance
- Assist with preparing vacant manufactured homes for move-in, including minor repairs, cleaning, and inspections.
- Support preventative maintenance efforts for homes, common areas, and community infrastructure.
Community Appearance & Safety
- Help maintain community appearance through groundskeeping, debris removal, and upkeep of common areas.
- Identify and report safety hazards or larger repair needs to management.
- Perform routine inspections of the property on a daily or frequent basis, proactively identifying maintenance issues, safety hazards, and needed repairs.
- Perform seasonal grounds work, including mowing, trimming, leaf and debris removal, and snow and ice removal on community roads, walkways, and common areas.
- Maintain community signage, lighting, mailboxes, fencing, and amenity areas where present.
- Monitor vacant home sites, and report abandoned items or lease and code violations observed during daily rounds.
- Operate and perform routine upkeep on small equipment such as mowers, trimmers, blowers, and hand and power tools.
Coordination & Resident Service
- Work with vendors or contractors as directed to complete repairs or projects.
- Provide courteous and respectful service to residents and staff.
- Receive, document, and close service requests in the company work order system, including before and after photos and recording parts used.
- Follow home entry procedures, including advance notice where required, identification, and documentation of entry.
- Maintain key and access control for vacant homes, storage areas, and community facilities.
- Provide consistent, courteous service to all residents in line with Fair Housing requirements.
- Maintain an accurate inventory of parts, materials, and tools, and submit purchase requests to the Community Manager.
QUALIFICATIONS:
Experience & Knowledge
- Prior experience in residential, manufactured housing, or multifamily maintenance preferred.
- General knowledge of maintenance trades including plumbing, electrical, and carpentry.
- Working knowledge of manufactured home systems, including skirting, leveling and anchoring, and under-home plumbing preferred.
- Familiarity with well, septic, and propane systems a plus.
- EPA Section 608 certification a plus.
- Ability to use a smartphone or tablet to receive, document, and close work orders.
Skills & Attributes
- Ability to follow safety procedures and work instructions.
- Strong work ethic, reliability, and attention to detail.
- Good communication and customer service skills.
- Ability to work independently, set daily priorities, and manage time with limited on-site supervision.
- Sound judgment in urgent situations, including knowing when to escalate to the Community Manager or a vendor.
- Discretion with resident information and community records.
Requirements
- Reliable transportation
- Participation in callback for after-hours emergencies is required and compensated in accordance with company policy.
- Employment is contingent on satisfactory completion of a background screening.
- Must complete company-required Fair Housing, safety, and anti-harassment training as assigned.
PHYSICAL REQUIREMENTS & WORKING CONDITIONS:
- This position is primarily on-site at the Bella Vista Village community in Muskogee, OK.
- Work is performed both indoors and outdoors in varying weather conditions, including heat, cold, rain, and snow.
- The role requires frequent standing, walking, bending, kneeling, crouching, crawling, reaching overhead, and climbing ladders and stairs.
- The role requires accessing crawl spaces and under-home areas that are confined and may be dirty, wet, or unheated.
- The role requires the ability to lift, carry, push, and pull up to 50 pounds, and to move heavier items with assistance or equipment.
- The role requires safe operation of hand tools, power tools, and small motorized equipment.
- Exposure to cleaning agents, paints, solvents, dust, fumes, and noise is expected. Personal protective equipment is provided and required.
COMPENSATION & BENEFITS:
- Position type: full-time, hourly.
- Schedule: Monday - Friday, 8:00 AM - 5:00 PM.
- Pay: hourly rate based on experience and qualifications.
- Overtime is paid in accordance with federal and state law.
