IT Manager
POSITION SUMMARY:
The IT Manager is responsible for the day-to-day operation, security, and growth of Everabode's technology across the corporate office and a growing portfolio of manufactured housing communities in multiple states. This includes supporting the property management staff and system, running EPM's Microsoft 365 environment, protecting resident and employee data, managing IT vendors, and making sure each community office has the tools it needs to serve residents. The role combines hands-on technical support, systems administration, project leadership, and budget ownership to build a reliable and secure technology foundation that can scale as the company adds communities.
This is a hybrid role based in Kansas City, KS, requiring on-site presence 2 to 3 days per week, with occasional travel to communities, primarily to support new acquisitions.
KEY RESPONSIBILITIES:
Infrastructure & Systems Operations
- Oversee all aspects of the company's IT infrastructure, including networks, systems, hardware, and software at the corporate office and community offices.
- Set up and support connectivity at community offices, including internet service, firewalls, Wi-Fi, and backup connections, many of which are small, rural, and remote locations.
- Independently manage EPM's own Microsoft 365 tenant, including email, Teams, Teams Phone, SharePoint and OneDrive, and Entra ID.
- Manage company devices through endpoint management and RMM tools (NinjaOne or comparable), including setup, monitoring, patching, and remote support.
- Manage phone systems for corporate and community offices, including phone numbers, call routing, after-hours resident lines, and mobile device plans.
- Monitor system performance and proactively identify opportunities for improvement and cost optimization.
- Maintain IT asset inventory and lifecycle management, including laptops, phones, tablets, printers, and network equipment, from purchase through secure disposal.
Vendor & Partner Management
- Manage relationships with third-party IT vendors, consultants, internet and phone carriers, and service providers.
- Review quotes, contracts, renewals, and software licenses, track vendor performance against service levels, and confirm work is completed before approving payment.
- Partner with the parent company IT team on shared applications, identity, and security tooling.
Financial Management & Planning
- Develop and manage the IT budget, including hardware, software, telecom, and service costs, and explain variances to budget.
- Track software licenses and subscriptions, and remove unused accounts and services to control cost.
- Build a standard technology setup and timeline for new community acquisitions so each office is ready on day one.
- Lead and manage IT projects from start through closeout, including scope, budget and cost estimates, vendor proposals, timeline, and stakeholder communication.
User Support & Enablement
- Provide day-to-day technical support to corporate and remote property management staff, many of whom have limited technical background.
- Administer the IT ticketing system, set response standards, and track trends to fix recurring issues at the source.
- Support onboarding and offboarding processes, including provisioning and deprovisioning user access and equipment, in partnership with HR so new hires are ready on day one and access is removed on the day of separation.
- Provide training and support to end users on systems and tools.
- Maintain documentation, runbooks, and knowledge base content for both technical and end user audiences.
Compliance & Reporting
- Ensure compliance with applicable data protection and privacy regulations.
- Conduct regular user access reviews for key systems, including the property management system and Microsoft 365, with department leaders.
- Maintain accurate records of assets, licenses, access changes, and system changes.
- Prepare and submit regular reports to the IT Director, including ticket volume, resolution time, patch status, backup results, and project status.
- Support financial audits, insurance renewals, and cyber insurance questionnaires with required IT information.
- Collaborate cross-functionally with accounting, operations, HR, and leadership teams to support business needs.
- Ad-hoc projects as requested.
QUALIFICATIONS:
- Bachelor's degree in Information Technology, Computer Science, or related field (or equivalent experience).
- 5+ years of experience in IT support, systems administration, or IT management roles.
- Experience in real estate, property management, or multi-site operations preferred; manufactured housing experience a plus.
- Experience managing third-party vendors and IT service providers.
- Experience leading IT projects from start to finish, including budget and vendor selection.
- Microsoft Associate or Expert level certifications recommended. ITIL Foundation a plus. CompTIA Security+ or similar security certification a plus.
- Experience supporting property management or ERP systems (such as Yardi) a plus.
Education & Experience
- Strong knowledge of network infrastructure, cloud systems, and cybersecurity best practices.
- Proficiency with Microsoft 365 (including Email, Teams, Teams Phone, cloud file storage, and Entra ID), endpoint management, RMM tools (NinjaOne or comparable), vulnerability management and patching, and password manager administration.
- Strong troubleshooting and problem-solving skills.
- Ability to explain technical issues in plain language to non-technical staff, with a customer-service mindset.
- Ability to manage multiple priorities and work in a fast-paced, growing environment.
- Self-starter with the ability to work independently and drive initiatives.
- Ability to read vendor quotes, contracts, and invoices and spot cost or scope issues.
- Strong organizational and documentation skills.
- Sound judgment and discretion in handling confidential resident, employee, and company information.

- Must complete company-required security, safety, and anti-harassment training as assigned.
- Must be available to respond after hours, as needed, to urgent issues such as critical system outages and security incidents. This is not a formal on-call rotation.

Physical Requirements & Working Conditions
- Work is performed in an office setting and remotely, with occasional work at community offices.
- Must be able to lift up to 50 pounds occasionally, including computers, printers, and network equipment.
- The role requires sitting for long periods, along with bending, kneeling, reaching, and working in tight spaces such as network closets and under desks.
- Occasional travel to community offices, primarily to set up technology for new acquisitions, (which may include overnight travel).
- Remote workdays require a secure, reliable internet connection and a private workspace.
- May require work outside normal hours for planned maintenance, system upgrades, and urgent issues. Office hours are 9:00 AM–6:00 PM CST, Monday–Friday. Everabode reserves the right to modify office hours as needed and may request hours to be worked outside the regular schedule with advance notice
COMPENSATION & BENEFITS:
- Position type: full-time, salaried, exempt.
- Schedule: Monday–Friday, hybrid with 2 to 3 days on-site.
- Pay: annual salary based on experience and qualifications.
